The Future Leaders Program from the Tennessee Mortgage Bankers Association (TNMBA) is a two-part professional development initiative designed to identify, educate, and elevate rising talent in the mortgage industry. The program is open to both regular and affiliate TNMBA members.
Originally launched in 2018 by TNMBA Past President Retta Gardner, CMB, and Dana Abernathy, CMB, this program equips participants with essential industry knowledge, leadership skills, and lasting connections across the state and beyond.
- Future Leaders I lays the foundation with a focus on leadership development, industry fundamentals, association engagement, and personal growth.
- Future Leaders II, new for 2025–2026, is an advanced track that dives deeper into Compliance, Secondary Markets, and Servicing, while continuing to foster peer collaboration and leadership refinement.
Both programs offer a one-of-a-kind opportunity to connect with professionals who share a passion for the industry and a desire to grow as leaders—within their companies and within TNMBA.

2025-2026 Future Leaders Headline Sponsors

Launched in 2018, Future Leaders I was created to mentor and empower professionals who are passionate about the mortgage industry and ready to lead.
This program is designed for individuals who want to grow personally and professionally. Future Leaders I delivers education, insight, and leadership training, with an emphasis on association involvement and networking.
Participants will:
- Strengthen their leadership skills
- Gain a broader understanding of the mortgage industry
- Learn how to make an impact at the local, state, and national association levels
- Build lasting relationships with peers and mentors across Tennessee

Graduating candidates will receive 5 Education points toward their CMB designation.
Curriculum – 5 in-person sessions, plus in-person graduation at the GRC TN Luncheon is mandatory:
1) Intro/Ethics/History of TNMBA/Leadership/MBA Spotlight in Nashville, September 24, 2025
– Kick-Off Social Event, September 23, 2025.
2) Secondary/Leadership in Knoxville, November 6, 2025
– Soiree, November 5, 2025.
3) Servicing/Leadership in Chattanooga, January 14, 2026
– Group Social Event January 13, 2026.
4) Day on the Hill (Advocacy), March 3-4, 2026 in Nashville
– Reception will be March 3, 2026
– DOH will be March 4, 2026.
5) Presentations will be in Nashville – April 8, 2026
6) Graduation at the GRC TNMBA State Luncheon, May 5-7, 2026, in Memphis, TN, at the Peabody Hotel
Part of the curriculum will be a fun team-building group project. Each team will work with an industry expert mentor to solve an issue at a fictitious mortgage by applying the knowledge gained in each class.
Candidate Commitment:
In order to graduate and be recognized at the GRC TNMBA Installation State Luncheon, the candidate must attend in person all 5 courses and the GRC26 TNMBA State Luncheon.
Cost: $375
The deadline for applications will be July 31, 2025.
Registration Fee Includes all five (5) Future Leaders Sessions, Presentation Day, Kick-off Social Event in Nashville, Group Social Event in Chattanooga, Day on the Hill Legislator Reception, Day on the Hill Registration Fee and Lunch, Future Leaders Private Reception at GRC26, and the GRC26 TNMBA State Luncheon and Graduation, Spotlight on TNMBA Social Media, and Future Leaders Tshirt. Any hotel, food, or beverage expense outside of the classroom or Future Leaders Program sponsored socials will be at the expense of the applicant and/or their company.
Qualifications:
- This will be an in-person class.
- Must attend all classes to graduate the program.
- Employer must be a present TNMBA Member to participate in the program.

New for 2025–2026, Future Leaders II is an advanced program designed for graduates of the original Future Leaders cohort who are ready to dig deeper into the industry. This elevated curriculum focuses on Compliance, Secondary Markets, and Servicing, giving participants a broader understanding of critical functions within mortgage banking.
But it’s not just about knowledge—it’s about connection. Future Leaders II offers meaningful opportunities for team building, peer collaboration, and high-level networking, continuing to grow the relationships formed in the first program.
To apply, candidates must have:
- Successfully completed Future Leaders I
- Demonstrated an ongoing commitment to professional growth and leadership in the mortgage industry
